Site Comments - First off great site, I've been looking for a local ZA site such as this for a long time. Currently a paid member on Treoc forums and advice offered here far out weighs theirs.
This is the third in a series of articles we are doing on the Density and Nodal Program for Joburg. In this months installment we will be describing and illustrating the envisaged city structure for Johannesburg.
Firstly, the challenges that the city is faced with, are listed. Thereafter the formgiving strategies as identified in the Spatial Development Framework (SDF) are discussed and the concept for the city structure is illustrated. The SDF with its implications for nodal development and densification is then explained. Lastly, the Development Programmes as identified in the SDF are discussed, as they provide a strategic framework for the implementation of any policy in the City.
The words “node” and “residential density” conjure up different pictures in different people’s minds. It is therefore important that these concepts are defined and illustrated to ensure that common images are created. This month, as part of the series series of articles aimed at exploring some of the development programs planned for the City of Johannesburg, we aim to set the stage for future articles by providing the background information required in order to understand suqsequent artciles and the terms used in the report. In particular we will be focusing on providing answers to the following two questions:
What is a node?
What is density?
We will also be illustrating the role that nodes and densification play in urban structuring.

This article is the preface to a series of articles aimed at exploring some of the development programs planned for the City of Johannesburg. This information will provide property investors with valuable insight and knowledge that can have a direct impact on the purchasing decisions of investors buying property in the City of Johannesburg and surrounding regions. In particular, the article series will centre focus on the "Density and Nodal Programme for the City of Johannesburg". This program was published by the City of Johannesburg in 2005 but to date, many property investors have no knowledge of the information contained in the report.
