Bad tenants can be avoided easily and consistently. Yes, I know there
are no absolutes in life. Expecting to have good tenants 100% of the
time is not realistic. But, if in the lifetime of your business, you
encounter only one or two bad tenants, face it, you are successful and
you are maximizing your profits.
Let me tell you how I got here in the first place. You see, I actually
went about my career as a property investor all the wrong way, because
it was not my job. I had a profession and it wasn’t property letting at
that time.
I bought properties and then decided to do the letting myself, simply
because the properties were in close proximity to where I lived. And
boy, oh boy, did I regret that for the first year … but unfortunately
by that time, I was in over my head. I realized that I had to decide
either become good at this or quit completely. If you know me, then you
know that I don’t quit easily. It’s not in my nature and I decided to
get good at property letting because my investments were important to
me, and my financial freedom.
To get good at this I walked a long path. I learnt legal stuff, tried
systems, tested methods and procedures. Eventually the day came when,
for me, letting became simple, easy, natural and nothing more than
doing business, like in any other business. You also can do this, but
you will have to learn a few shortcuts if you are to get there faster
and easier.

Diagram that is the blue print on which I based my processes, some
