How to Eliminate Bad Tenants

This is the place where we will be talking about how to let out investment properties in the residential buy to let market, easily and profitably, while avoiding hassles and common problems. We will go over how to let your investment property easily, step-by-step, what to do and what not to do. So let's get started . . . 

Bad tenants can be avoided easily and consistently. Yes, I know there are no absolutes in life. Expecting to have good tenants 100% of the time is not realistic. But, if in the lifetime of your business, you encounter only one or two bad tenants, face it, you are successful and you are maximizing your profits.

Let me tell you how I got here in the first place. You see, I actually went about my career as a property investor all the wrong way, because it was not my job. I had a profession and it wasn’t property letting at that time.

I bought properties and then decided to do the letting myself, simply because the properties were in close proximity to where I lived. And boy, oh boy, did I regret that for the first year … but unfortunately by that time, I was in over my head. I realized that I had to decide either become good at this or quit completely. If you know me, then you know that I don’t quit easily. It’s not in my nature and I decided to get good at property letting because my investments were important to me, and my financial freedom.

To get good at this I walked a long path. I learnt legal stuff, tried systems, tested methods and procedures. Eventually the day came when, for me, letting became simple, easy, natural and nothing more than doing business, like in any other business. You also can do this, but you will have to learn a few shortcuts if you are to get there faster and easier.

In the next couple of days I will be posting the First 3 Steps of Eliminating Bad Tenants, from ground up, and the Letting Process Diagram that is the blue print on which I based my processes, some Letting Tips and Secrets, and other important information. I really enjoyed the Calculating Residential Investment Deals course! It was very well constructed.

I found the rental workshop very informative. I am a registered real estate agent with a franchise group and I was amazed how many legally protective clauses were inserted in your agreement. What I derived from the course was the interaction with the other course participants, which one can learn from and also network with in the future. The course itself is an eye opener especially if you want to run with the letting process from start to finish yourself. The legal aspects I found very much as the most important part of the course.

The detail of the course also spells what to do on a step-by-step basis to reduce the letting process risk to a minimum though there is no guarantee that your investment will be looked after by the tenants. Ideas on where the letting market is and how to go about dealing with your tenant, was also of great value.
